Small Manicured Lots and HOA Standards in Trinity

Most Trinity lawns are builder-installed St. Augustine sod, with zoysia on some of the newer builds. UF/IFAS rates zoysia's density and wear tolerance highly, and it takes a lower mowing height than St. Augustine, so the two do not get treated the same. Lots are small, so the mowable area is often less than the trimming and edging around driveways, pavers, irrigation heads, landscape lighting and mailbox beds. Deed restrictions mean the finish gets looked at. Tropical sod webworm hits St. Augustine hard through the summer rains.

Your HOA Cannot Demand More Water

Under the current district shortage order, no HOA or similar body may enforce standards that require increased potable or well water use, including replacing plants to meet aesthetic rules. Useful to know if you get a letter.

Edging Is Most of the Job

On a typical Trinity lot the turf takes minutes and the perimeter takes the rest. Driveway, walk, pavers, bed lines, mailbox. That is where a lawn either looks maintained or looks mowed. We do not rush it.

Irrigation Heads and Landscape Lighting

Trinity lots are full of pop-up heads, low-voltage fixtures and drip lines right at the bed edge. A careless string trimmer costs you a repair call. We trim around them deliberately and flag anything we find broken.

Sod Webworm Season Runs With the Rain

Tropical sod webworm caterpillars chew St. Augustine blades through the summer wet season and can make a lawn look scalped in a week. They rarely kill established turf. We will point it out when we see it.

Can you keep my lawn to my Trinity HOA's standards?

That is most of what we do here. Trinity communities are deed-restricted and the standards are written down, so tell us what yours requires: cut height, edge lines, whether clippings can stay, how the mailbox bed should look. We work to that. If the association changes something, let us know and we will adjust the visit rather than argue about it later.

My HOA is complaining about brown grass during the water restrictions. What now?

Worth knowing the rule: while the district's shortage order is in effect, an HOA cannot enforce community standards that require you to use more potable or well water, including replacing plant material to meet appearance rules. Turf going off-color on a one-day-a-week schedule is normal. Raising the cut height helps it hold moisture. We will mow higher on request.

Do you trim hedges and shrubs as well as mow in Trinity?

Yes. Hedge and shrub trimming is a listed service and it pairs naturally with Trinity lots, where the foundation planting is often as visible as the grass. We can do it on the mowing visit or as a separate job. Either way you get a price first. Trimmings get hauled off, not left bagged at the curb for you to deal with.

Is zoysia mowed differently than St. Augustine?

Yes. Standard St. Augustine cultivars like Floratam want three and a half to four inches. Zoysia cultivars run much lower, and UF/IFAS puts the range anywhere from a quarter inch up to two and a half depending on the variety. Mowing zoysia at St. Augustine height leaves it puffy and scalp-prone. Tell us what is in your yard, or we will work it out on the first visit.

Do you handle mulch and sod replacement on small Trinity lots?

Yes to both. Mulch installation in the beds, and sod replacement where a patch has died out under a downspout, along a hot driveway edge or in dense shade. On small lots the match matters, so we replace with the same grass type rather than whatever is on the truck. Both are quoted flat before we order material.
